inspiration – old page

We are looking to work with a builder who would be interested in developing a small property in Johnson City, Texas 

Our wish is to create:

1)

Basic shell-only of a commercial space up front to lease out (and to be finished out by a future lessor). We were told by a retired TXDOT person that the original driveway for the former Mermaid Club (which dates back decades) should be grandfathered in, IF we use that part of the land for the same usage (restaurant-club). There is working well on site as well as a Pedernales pole at the street. There are two old septic systems that we were told “off-record” we could try to re-use… until they failed! hahaha…

For the rest of the property, TXDOT recently gave us a residential address at the second driveway on site. We have envisioned as a personal retreat-center with a multi-building pavilion-style home with scattered small out buildings for use as office, art studio, music room, meditation and healing spaces, etc.

Lastly, several non-plumbed guest rooms, etc. 

Our budget is not a typical “wine-trail megaplex…” So we are looking for creativity over costs. We’re willing to give free reign for an outstanding portfolio piece for our builder: something innovative and inspiring for Hill Country and possibly with weird or cutting-edge materials: concrete panels, earth berms, metal buildings, etc. We are fan of AQ Jones (for the best compact space planning), Rudolf Shindler (for use of cheap plywood cabinetry) and Charles Eames (using off-the-shelf and ready-made materials), all of whom built classic masterpieces from “cheap” materials.

Lastly, we prefer to work with a construction ‘lay architectural’ person that understands “materials,” as opposed to a ‘high-brow’ architect.
The land is in Blanco county OUTSIDE city limits and is unrestricted. Below are are style guide inspirational images:
