Co-Creation Opportunities

Holistic Business Incubator!

Seed of Life is open to co-creating opportunities that align with our mission of health and sovereignty.

AND as a true incubator, our intention to provide space and resources free of / or for minimal charge until which time your business is cash flow positive. Only at that point do we ask that you tithe to the Seed.

So what is YOUR vision if you had a place to make it so? BE a part of this greater vision. Build something wonderful and win-win. The Texas Wine Trail gets a lot of tourist traffic with people with time and money looking for unique things to do in their leisure time. We have established our presence with the Spiral Labyrinth on the World Wide Labyrinth Locator, Kookie the Vegan Oreo Cookie Cow “selfie spot,” and Virgin Mary Shrine. Now, please help us offer visitors an opportunity to support this Intentional Community vision energetically and financially through YOUR business dreams. Here are some of our plans:

    1. Annual Gathering of the Tribes Event – SeedlingStock.com
    2. Restaurant and/or Food Truck
    3. Retreat Cabins
    4. Roadside Giant Object
    5. Van Life Camping
    6. Organic Farming and Farm Stand

1) Seedling Stock!

During the Total Solar Eclipse, people traveled to the Seed of Life in April 2024. Seedling Stock was a weekend long metaphysical community veg-friendly event. This was a non-attendee, non spectator event, as in, everyone who came was a co-producer of this happening in some way or another.

Now we would like this to be an annual gathering! Would you like to co-produce an event like this?

2) Restaurant and/or Food Truck – Teahouse or Cafe

This is a perfect opportunity for a vegetarian or vegan cafe, healthy tea house, sober oriented drink stand (in the middle of wine country), or fruit-raw-living foods kind of establishment. Your target market would be: visitors coming to visit the Temple, locals looking for healthier choices nearby, and Texas Wine Trail tourists from the greater Austin and San Antonio area on their way to Fredericksburg or Luckenbach looking for organic and healthy food choices they are used to purchasing in town.

This could also be a pre-packaged food store to make it more affordable to build and operate. It is on the site of the old Mermaid Club. According to my sources – the driveway should be grandfathered in from the old establishment (gas station – honky tonk – restaurant – bar) that used to be on the property as long as it is for the same usage. This would be a longer term “build to suit” long-term lease at an incredibly affordable price. I am negotiable. Let’s talk.

Issues to conquer:
1) Sewer-septic system will need to be approved or expanded depending on the type of commercial kitchen installed.
2) Water fill is available but will require additional pump and likely filtration to pass legal requirements.
3) Public bathroom may need to be built? or outhouse supplied? You would be responsible for doing what is required by the county.

4) There is a power pole at the site which would require a new transformer and commercial electric account with Pedernales Electric Coop. There is an existing concrete slab foundation where a food truck, shipping container construction, pre-fab, tiny house or other creative building could be built.

3) Off Grid Airbnb & Retreat Chakra Cabins

Who has always wanted to be an innkeeper? The vision is to create a series of seven (7) individual bedrooms cabins (sans bath or kitchen) for overnight guests. The “cabins” will be designed as Zomes or other unique sleeping structures with decor representing the seven chakras.

Two shared bath and kitchen units will serve these cabins. The kitchen-bath units are planned as square shed roof buildings using cutting edge building processes, each facing south complete with Home-Biogas toilets.

Issues to conquer:
1) Sewer-septic system needs to be approved by Blanco County. It is intended to be used as a grey water only system with incinerating or biogas toilets. The drain lines are in place from the  kitchen/bath units to the tank and the drain field is done. However a corner of the concrete tank got crushed by heavy truck, so this will need to be replaced.

2) Water on this side of the property is currently rain catchment which is only partially setup. We have over 1000 square feet of clean collection roof. The underground supply lines from the collection storage to the cabins are in place.

3) This part of the property has no easy way to tie into grid, so the plan is to use a combo of solar and wind. Currently have 1000 watts of solar panels, heavy duty invertor, mppt controller and decent battery bank. just all needs to be installed.

4) Roadside Attraction – Giant Grape

Being that this IS the Texas WINE Trail, it is our vision and intention to build a must-stop roadside attraction that will bring more visitors to the land That would be a giant GRAPE. This would be a very simple thing to build. Here you can sell promotional merchandise both on site and online.

See more details here: gaygrape.com

In addition, there are plans to turn the concrete cistern into the world’s largest wine bottle! Non-alcoholic of course.

5) Van Life Camping

This Seed of Life is open to van lifers who are following our “Terrain” approach to healthy living.

See more details here.

Are you interested in running this operation to help other van lifers out? Let me know!

6) Organic Farming and Farm Stand

We currently have several initial fruit trees planted (but more need to be planted), raised beds installed (and have successfully grown winter greens: chicory, dandelions, arugula, cilantro, goji), edible mushrooms seeded in the woods. and some seeds spread randomly to encourage wild agriculture, such as sorghum and local wildflowers. No known pesticides have been in use for the previous decade before we acquired the land, and certainly no pesticides have been used since then. All of our grow nutrients follow veganic organic practices (rock dust, veg compost, worm castings, etc.) If you are a wannabee farmer looking for a home to grow and also with a location that is ideal for drive-by shopper traffic, you have found your spot! Please tell us what you want to grow?

Your Vision?

Please let us know if there is something you would like to create that is in alignment with our vision for a community space?
